Design-build contracts are an excellent contracting method widely used around the world. As the name implies, this type of contract is used when both design and construction take place simultaneously throughout the length of the contract. However, many owners tend to select other contracting methods instead because a design-build contract can present some challenges and situations in which the final cost cannot be easily determined or projected.

Primarily, design-build is used when an opportunity exists for the owner or agency to save time by having construction begin before the final design has been completed. The traditional system of design-bid-build has been used for many years. It is based on the assumption that the owner has the design plans in hand before bidding out the construction on a project to the lowest bidder. Many projects could be more cost-effective if they could be implemented faster, thus the evolution of design-build.

Design-build contracts are usually written by the contractor who is in charge of the design and is also responsible for building the project. Typically the owner prepares a request for qualification where sources are analyzed under fair competition based on certain criteria and weighed factors. A design-build contract is usually the preferred contracting method under a tight schedule as it's intended to save time.

How to Build a Dumbwaiter. Having a dumbwaiter in your home makes for an interesting and functional piece of architecture. Not only that, it adds a bit of nostalgia as well. Building a dumbwaiter into an existing wall takes some planning and know how, but with the right plan, you'll have a way to take heavy items from the ground floor up to the attic in no time.

Plan the route of your dumbwaiter. If your basement is situated over your kitchen, you can keep canned goods in your dumbwaiter and store them where it is cooler. Measure to see how much floor space you will need to use for your dumbwaiter and plan a spot where there will not be any encumbrances. Check for wires and pipes before you cut. Fixing cut plumbing will be messy and cut wires can cause electrical shock. Check first before you set your location.

Build a case for the dumbwaiter. For a finished look use furniture grade pine plank or some other desirable wood. You will also need to "box" in the weights that will attach to your dumbwaiter.

Like so many before you, you have a great app idea burring in your brain, and you have no idea how to bring it and all of its profit potential to fruition. And like those who have paved the way for app entrepreneurs, you need to learn the ropes. While some will advise you to hire a developer and invest a fortune in your idea, realists will tell you the risk is too big. There are tons of app building programs out there that can help you make your vision a reality, but the simple truth is with some planning and methodical work on your part, the process is fairly simple.

We’ve come up with a three-part guide that will walk you through the steps of profiting from your big idea. Let’s start at the very beginning of how to create an app…

Step away from any form of technology and get out a pen and paper and define what it is you want to accomplish. The starting line in the app development word is a pen and paper, not complex coding and designing. Ask and answer the following questions:
